Building Regs Compliant

We are obviously very happy to guide our customers on both Building Regulations and Planning Permission, but generally we will make certain that we can install one of our Garden Rooms without the need for either, as long as you don't plan to sleep in it!

That means you can make the decision to buy a Downland Garden Room and have it finished and ready to use within a matter of weeks, depending on our availability....which is much quicker and a far cheaper process than trying to get an extension built!

We will make certain that all of our customers have a garden building that falls within the definition of a 'Permitted Development'. If we see that the size you are requesting means that isn't the case we will take the responsibility for letting you know right at the outset.

The most important factors are;

1.

That the building is no higher than 2.5m from the bottom of the building to the top of the roof. None of Downland Garden Rooms exceed this 2.5 metre height restriction.

2.

That you do not take up more than 50% of your garden area with this, or any other buildings. This includes any extensions you may already have had to your house. Timber sheds and all other outbuildings must be included when calculating this limit. 

3.

It is not to be used for living or sleeping accommodation, and must not have a TV, or Satellite type of aerial protruding. Planning Permission will be required in these cases.

4.

That there are no balconies or verandas included on your outbuilding as these require Planning Permission.

5.

Decking or other raised platforms can be fitted around the outbuilding, but only up to a maximum height of  300mm.

6.

You are not allowed an outbuilding which projects forward of the front elevation of the original house. 

7.

If the original building has Listed Status, all outbuildings will need full planning permission.

Also within the Building Regulations the following points should be noted, and we will always follow;

If the building is under 15m2 internal floor area it can be installed close to any rear boundary.

 

If it is over 15m2 and up to 30m2 it needs to be a minimum 1m from any boundary. We believe that wherever possible you should always try and maintain a one metre gap to your boundary anyway.

 Electrical Installation.

All of our garden rooms have electrical sockets as standard (unless otherwise agreed).  We only ever use fully qualified and experienced electrical engineers.

Please note that our garden room prices include provision for 25 metres of armoured cable from the consumer unit in your house to the new room. All extra cable distance required is at an additional cost.
