Downland Build Quality

When you are deciding which garden room to purchase, we would urge you to check very carefully the quality of the room you are buying, and the construction of the structure. 

 

Many suppliers of garden rooms (even those on display at big garden centres) are simply selling glorified sheds.  Clearly if you look above your head and simply see the tongue and groove wood panelling you are looking at the roof!  That roof is going to be very, very cold in winter and too hot to use in the summer!

 

Downland Garden Rooms are very substantial structures and are built to ensure that your room in the garden will last more than 25 years. Every wall, and the roof and floor are insulated so that you can use the room year around.

 

They are small houses, with proper 'breathing walls', ventilated roofs and damp proofing membranes, just like those you would find in a modern timber framed house in Scandinavia. Consequently, they take around two weeks to build, so if another supplier quotes "two days" for installation you know they are offering you a prefabricated cheaper building.

Every Downland room, regardless of the size, is constructed of 4"x2" and 6"x2", stress grade, kiln dried timber.

 

The same materials used to construct houses. The floors of our rooms would be strong enough to hold a car!

90 mm of insulation in every surface

The insulation in our rooms is a vitally important element, that so many other suppliers don't include. All four walls, plus the floor and roof contain at least 90mm thick insulation sheets that are designed for modern house construction. This keeps the rooms warm in winter and cool in the summer.

Plaster boarded - like a room in your house

The finish in a Downland Garden Room is like a new room in an extension.

The walls and the ceiling are plasterboarded, and on the ceiling this is foil backed for vapour control. This gives a superb finish & also helps with moisture control.

Towards the end of a Downland Garden Room build our specialised professional decorator will make sure that the final building is decorated to the highest standards.

Included Electrics

We include a comprehensive electrical package, including 25 metres of armoured cable from the consumer unit in your house to the new room, with every build.

 

You will have a range of sockets and down-lighters included as standard.

The bi-fold doors that we use, flood our rooms with light and are from a FENSA approved installer!

They are the perfect accompaniment to any room. They also have high-security multi-point locking mechanisms fitted on opening sashes, with shoot-bolt locking and internally glazed sealed units for added assurance.

A roof guarantee

For our Downland Garden room roofs we use an extremely durable Ethylene Propylene Diene Monomer (E.P.D.M) rubber roof covering.

It is heat and weather resistant with its two main ingredients derived from natural gas and oil, making it an ideal flat roofing material.

EPDM roofs have a manufacturer 20 year materials guarantee.

Wifi Ethernet cable 

If required, we will run a Cat5 ethernet cable from your home, down to your new garden room, and then terminate this into a wall ethernet socket. That way you don't need to rely on your WiFi signal being strong enough to reach the garden, as you can simply place a booster in the room or plug your laptop straight into the socket!
